I can honestly tell you I know exactly how you feel.

I suffered a foreclosure in my mid twenties some 20 years ago. I was a mother of 4 back then. My husband and I had an adjustable mortgage that stole our 20s from us.  Eventually we lost the house we loved and life we had.  Even today it's hard to reconcile this in my mind and my heart. I am writing to you two houses later. I am a survivor and you will be too.

REFINANCE OR RESTRUCTURE?
Do not pay out any money upfront. You can work directly with the bank. Do not use loan moderation service. I am being direct when I tell you that the banks barely know what to do. When you use a loan moderation service you are paying for a third party to get involved and they may not be any more successful working directly with the bank.

PAY UP THE BACK BALANCE?
Well if you can than do. If staying in your home is what works best for you and you have the ability to do. The question you have to ask yourself is: Will I get behind again? If so for how long can you dip into your IRAs or cash in part of your pension? 

SELL THE HOUSE .....BUT YOU CAN'T SELL THE HOUSE?
It is upside down and you owe more than it's now worth. This is the nightmare many homeowers are facing. You have to hold on but you can't. That is when a short sale come in handy.
